The Shenandoah is a celebrated warm-water fishery — known for smallmouth bass and musky, wadable in stretches, and made for unhurried days on the water. At The Bend, that river runs directly past the estate.

The seasons each have their rhythm: high, pushy water in spring; topwater mornings and lazy tubing in summer; crisp fall days when the smallmouth feed hard before winter; and quiet, glassy water when the valley goes still. What most guests want from a river stay is simple — a place to dry gear, a porch for a slow morning coffee, and water you can reach without a long haul. The Bend is being built directly around that idea.
